Plan A- Lease and Manage Property

  • List property on various rental websites.
  • Place ads in local papers (NY Times).
  • Place signs around congested areas.
  • Show your property to prospective tenants.
  • Conduct extensive tenant screening including criminal and credit checks.
  • Prepare the Lease and all other required documents.
  • Conduct move-in and move-out inspections.
  • Collect first and last month’s rent, and security deposit.
  • Hold the deposit money in a customized non-interest bearing account.
  • Collect monthly rent.
  • Send late notices, and when necessary, arrange evictions.
  • Pay your mortgage, Property taxes, utility bills, and maintenance fees.
  • Periodic inspections of property.
  • Coordinate and make payments for required repairs and maintenance work.
  • Deposit into your account all amounts remaining after the property’s expenses are paid.
  • Prepare monthly reports.
  • 24 hour emergency contact person for tenants in the event of an emergency.

Cost:

  • Administration Fee: An amount equal to 9% of the month’s rent due and payable upon execution of the managed agreement. This is a one-time fee at the time of agreement.
  •  Monthly Management Fee: 9% of the monthly rental payment due and payable one-month after the date of execution of the management agreement. While the property is vacant, a reduced monthly flat fee of $400.00 will be assessed in lieu of the 9%.
  •  Broker Commission: Advance fee of $350.00. This fee is for advertising photos inside and outside and pre rental and post rental inspections. Commission fee paid by tenant of the rental.

Plan B- Manage Property with a Current Tenant

  • Collect monthly rent.
  • Send late notices, and when necessary, arrange evictions.
  • Pay your mortgage, Property taxes, utility bills, and maintenance fees.
  • Periodic inspections of property.
  • Coordinate and make payments for required repairs and maintenance work.
  • Deposit into your account all amounts remaining after the property’s expenses are paid.
